# Concrete Polishing in Toronto & the GTA: Diamond Grinding to 1,500-Grit with Lithium Silicate Densification

Last updated: August 28, 2026

Polished concrete is a durable, low-maintenance finish for warehouse floors, retail showrooms, restaurant kitchens, and residential basements across the GTA. The team at

Best Concrete Toronto

[/ →](/)

diamond-grinds slabs from 30-grit through 1,500-grit, densifies with lithium silicate at the 200-grit stage to lock the surface against dusting, and finishes with a stain-resistant guard coat that reads at 60-plus gloss units under a portable gloss meter.

Larger open commercial floors sit at the lower end. Small residential areas, deep aggregate exposure and full 1,500-grit mirror finishes sit at the top.

Operator running a planetary floor grinder with dust extraction across a concrete floor

## What Is Concrete Polishing?

Polishing turns an existing concrete slab into a finished floor using nothing but abrasion and chemistry. There is no coating, no covering and nothing applied that can later fail. The floor you end up with is the slab you already had, cut back, hardened and refined.

The sequence runs in two halves. First, metal-bond diamond tooling on a planetary grinder cuts through the surface paste to whatever depth of aggregate exposure you have chosen. This is the shaping stage, and it also removes old adhesive, coatings and surface damage. Then a lithium-silicate densifier is applied. It penetrates and reacts with free lime in the concrete to form additional binder inside the pore structure, which measurably hardens the surface.

The second half is polishing proper: progressively finer resin-bonded pads, up to 1,500 grit for a full mirror, followed by burnishing. Gloss develops because the surface is being made flatter at a microscopic scale, not because anything shiny is being added.

Every machine runs on dust extraction with HEPA-rated filtration, which is not optional when most of our residential polishing happens inside occupied homes.

### What’s Included

- Optional penetrating dye and guard coat
- Final burnish and hand-back

## Common Problems We Solve

### Bare Basement Slabs

The most frequent residential call we take. A basement being finished has a perfectly serviceable slab under the carpet or bare underfoot. Polishing it gives a durable, waterproof, radiant-friendly floor and removes the cost of a floor covering entirely.

### Garage Epoxy That Peeled

Garage floor coatings fail when moisture pushes from below or the slab was not properly profiled. Grinding the failed coating off and polishing the slab instead removes the failure mode altogether. A charcoal dye gives the dark finish most people wanted from the epoxy in the first place.

### Dusty Workshop and Warehouse Floors

Slabs that shed fine dust have a weak surface layer. Densification hardens it enough to stop the dusting, even at a low gloss level, and costs a fraction of a coating.

### Tired Retail and Office Floors

Where vinyl or carpet is being lifted anyway, polishing what is underneath produces a floor with essentially no replacement cycle. Adhesive removal is part of the grinding sequence.

## How Much Does Polishing Cost in Toronto?

Polished floors run $3 to $8 per square foot. Drivers:

- **Gloss target.** Matte and satin need fewer passes than a 1,500-grit mirror.
- **Aggregate exposure.** Cutting deeper to expose stone means more metal-bond passes.
- **Slab condition.** Soft, patched or heavily glued floors take more preparation.
- **Area.** Large open floors are more efficient per foot than small rooms with lots of edge work.
- **Colour.** Penetrating dye adds material and labour.
- **Crack repair.** Extensive filling before polishing is quoted separately.

## Choosing Exposure and Gloss

These are two independent choices and people often conflate them.

**Exposure** is how deep we cut. Cream finish shows almost no stone and gives the most uniform look. Salt-and-pepper shows fine aggregate and is the most popular choice for both homes and showrooms. Full exposure reveals the larger stone and produces a terrazzo-like appearance that depends entirely on what your particular slab contains.

**Gloss** is how far up the resin pad sequence we go. Matte, satin, semi-gloss and high gloss are all available at any exposure level. Higher gloss reflects more light, which matters in basements and showrooms, and shows footprints slightly more readily.

We cut a test patch on your own floor before starting the main area, because a photograph of somebody else’s slab tells you nothing about yours.

## Maintenance

Dust mop regularly. Clean with water and a pH-neutral cleaner. Do not use acidic products, which attack the densified surface. Re-burnish traffic lanes every year or two to bring the sheen back. That is the entire maintenance programme, and it is why polished concrete tends to be the cheapest floor to own over a twenty-year horizon.

Polishing needs a slab worth polishing. Where the existing floor is too damaged to grind, we repair it first under

or renew the surface with a

bonded overlay

Common questions

## Polishing FAQs

### help How much does concrete polishing cost per square foot?

expand\_more

Concrete polishing runs $3 to $8 per sq ft depending on the gloss level, the number of grinding passes, and whether dyes or densifiers are added. Larger commercial floors sit at the lower end and small residential areas with a mirror finish at the top.

### help Is polished concrete the same as a coating?

expand\_more

No, and that is the main reason to choose it. Polishing mechanically refines and chemically hardens the concrete itself. There is no film on top, so there is nothing to peel, chip, bubble or delaminate. An epoxy coating is a separate product with a service life.

### help How much aggregate will show in my floor?

expand\_more

It depends on how deep we grind and what is in your slab. A cream finish shows almost no stone. Salt-and-pepper shows fine aggregate and is the most common choice. Full exposure shows the larger stone. We always cut a test patch on your floor first, because aggregate is invisible until you go looking for it.

### help Can any concrete floor be polished?

expand\_more

Most can, with varying results. A hard, dense slab polishes to a high gloss. A soft, dusty or heavily patched slab may only reach a satin sheen even with densification. We test hardness before quoting so expectations match what your floor can actually deliver.

### help Is polished concrete slippery?

expand\_more

Clean, dry polished concrete has better slip resistance than polished stone or vinyl. Any hard floor is slippery when wet. For entrances and wet areas we can add a slip-resistant treatment to the guard coat.

### help How is polished concrete maintained?

expand\_more

Dust mop regularly and clean with water and a pH-neutral cleaner. No waxing, no stripping, no sealing cycle. Traffic lanes benefit from occasional re-burnishing, which restores the sheen in a few hours.

### help How much dust does polishing create?

expand\_more

Very little when it is done properly. Every machine runs on a dust extractor with HEPA-rated filtration. That is standard for us because most residential polishing happens inside occupied homes.

### help Can you polish a basement floor?

expand\_more

Yes, and basements are one of our most common residential jobs. The slab is usually already there and in reasonable condition, and polishing it removes the need for flooring entirely. Moisture is the thing to check first, since a slab pushing moisture will affect any guard coat.

### help Can you polish a garage floor?

expand\_more

Yes. Polished and densified garage floors resist tyre marks and oil far better than raw concrete and do not peel the way garage epoxy sometimes does. A charcoal dye is a popular finish for garages.

### help Will existing cracks show?

expand\_more

Yes. Polishing reveals what is in the slab rather than hiding it. Cracks can be filled with a colour-matched semi-rigid filler before polishing so they read as a fine line rather than a defect, and many owners find they suit the material.
